                                    Resolution approved for the construction of a front porch.

 

OLD BUSINESS:

 

                                    Case #2006:2 – Van Cleef Enterprises – Canal Run at

                                    Washingon Borough, Rt. 31, N., Washington, NJ, Blk. 37

                                    Lots 4, 5 & 6 (Represented by Alan Y. Lowcher, Esq.)

 

                                          This application is continued from the January meeting for

                                    the purpose of continuing discussion on the major site plan to

                                    redevelop this property for age restricted housing.

                                           In addition, an application has also been filed for Minor

                                    Sub-division of Block 37, Lot 4.  This parcel is part of the

                                    Preliminary major site plan approval before the Board presently.

                                           In the Zoning Officer’s Refusal of Permit this request was

                                    denied for noncompliance with the provisions of Section(s)

                                    94-73.1 of the Municipal Zoning Ordinance for the following

                                    reasons:  Any nonconforming lot must have at least 2/3 of the

                                    minimum lot area of the R-2 Zone.

                                    Washington, NJ, Blk. 98, Lot 28

 

                                         This application is filed for the purpose of enlarging the

                                    front porch on this residence to 8’ x 11’.                   

                                          In the Zoning Officer’s Refusal of Permit this request was

                                    denied for noncompliance with the provisions of Section(s)

                                    94-77 B2 of the Municipal Zoning Ordinance for the following

                                    reasons:  There shall be a front yard of not less than 20 feet.
